Reimagining the Corridors


The City of Farmington Hills retained CAI to develop a data-driven corridor plan and market analysis for two key commercial corridors: 12 Mile Road and Orchard Lake Road. The goal was to establish a data-driven framework to guide land use decisions, investment priorities, and long-term economic development.

CAI conducted a detailed market and economic assessment, analyzing demographic trends, real estate conditions, and economic drivers to establish realistic development expectations. Pro forma analyses were prepared for select properties to evaluate financial feasibility and inform policy and incentive strategies.

Each corridor was studied with three focus areas identified within both 12 Mile Road and Orchard Lake Road. These areas were evaluated based on existing conditions, land use patterns, connectivity, urban design opportunities, and redevelopment potential. This approach allowed planning principles to be applied in a practical, place-based way.

The final Corridor Plan equips the City with a clear and actionable roadmap for guiding investment and redevelopment. It provides strategic direction for key sites, promotes resilient and inclusive growth, positions both corridors for long-term economic vitality, and enhance community character.
